For investment purposes it is better to buy a vacant residential plot, as they appreciate more than flats or built up houses. Also, beware, there are dozens of multi storey flats coming up in Shasthradhara Road, near the IT Park, which are very expensive and will yeild no revenue in the forseeable future. Also, dont get lured by promises of the builders that you can rent them out as 99.99% of all such flats as yet have not found a single tenant. Maybe after a couple of years when the IT Park is in full swing, you may find someone but not now. So, stay away from flats! Finally the price at which you will buy a flat will get you alteast 250 sq.yd of land in the same area and appreciation of land is much much more than flats.
Also, whenever buying property from a Property Dealer / Realtor in Uttarakhand, be sure that it is within the municipal limits of the city and it is not agricultural land, as one cannot convert land for residential purposes in Dehra Dun. Moreover the price of agricultural land is one third that of residential. Most of the scams are of Property Dealers / Realtor selling agricultural land as residential land!. Presence of roads is no sign of a piece of land being residential, for that one must look at the "khasara" number in the registery and compare it with the master plan of Dehra Dun.
Some unscruplous Property Dealers in Dehra Dun also try and sell and re-sell the same plot to a number of persons. To avoid being duped it is best to go through a person you can trust and not through road side Property Dealers.
Why Dehra Dun?
Dehra Dun is a good investment avenue because it is the capital of a new State and as the state develops the capital develops and real estate booms. Over the last couple years, real estate prices are almost doubling every 2yrs! What the future holds, no one can guarantee, but my personal feeling is that if one is careful about it, one should get good returns.Where in Dehra Dun?
Presently the most sought real estate is in the area around the upcoming IT Park in Dehra Dun. Presently construction is in full swing at the IT Park and hopefully in a few years all those buildings will be occupied. If they are and hopefully they will be, people working in them will need place to stay nearby, hence the boom in the area.
